17. Do the lenders require prior experience?
Having experience is preferable to the alternative of having none. Many signing companies do not inquire about your level of experience. Some do! When you have gotten a few signings “under your belt” then make sure that you utilize that experience. When companies wanted to know about experience I used my Real Estate sales and Management background. As a Realtor I was familiar with closing documents and all of the documents that were a part of the loan process. Use whatever related background that you can draw upon.

18. Will I be considered an employee of the companies I do work for or an Independent Contractor?
You will be considered an Independent Contractor. Many companies will have you sign an agreement to that effect. You will have to pay your own taxes but there is a part of your income which is non-taxable and this could be a significant amount.

19. So, I’m an Independent Contractor! Who can I turn to if I run into problems? I mean, receive a set of documents and I find a document which I am unfamiliar with that needs notarizing. What can I do?
There are resources that you can draw on. You probably don’t want to call the lender or the title company if it is your first signing with them. However, they would prefer a call rather than have you make an error requiring the documents to be re-drawn and signed again. There is one association that you can join and they have staff on hand to answer your questions. There is a membership fee but the benefits of membership far outweigh the price of joining.
